We have not appointed a Data Protection Officer, as our processing does not require one under Art. 37 GDPR.

What data we collect

Contact & enquiry data you provide via our forms: name, email, phone (optional) and your message.

Technical data needed to run the site securely: IP address and basic server logs (legitimate interest, kept short-term).

Preferences stored in your browser: chosen language and light/dark theme, and your cookie choice. See our Cookie Policy.

If you use our optional voice assistant: the microphone audio you speak and the text transcript of that conversation, captured only while you actively use it and after you consent. See “Voice assistant” below.

We do not knowingly collect data from anyone under 18, and we do not process special categories of data.

Why we use it (lawful bases)

To respond to your enquiry and arrange viewings, pre-contractual steps at your request and our legitimate interest (Art. 6(1)(b)/(f)).

To keep the site secure and prevent abuse, legitimate interest (Art. 6(1)(f)).

To send you information only where you have asked us to, consent (Art. 6(1)(a)), withdrawable at any time.

To meet legal/accounting obligations where applicable (Art. 6(1)(c)).

AI-generated content

We use AI to help write and translate PROPERTY descriptions and neighbourhood summaries. This processes listing data, not your personal data, and involves no automated decision-making about you (Art. 22 GDPR does not apply).

Our optional AI buyer-assistant answers questions about our listings. Messages you type there are processed to generate a reply; do not enter sensitive personal data into the assistant.

Voice assistant (Mila)

Our site offers an optional voice assistant, “Mila”. It starts only after you read an on-screen notice and tap to agree, so consent is the lawful basis (Art. 6(1)(a) GDPR). You can decline and still use the site and the text assistant.

While you use it, your microphone audio is streamed to Google’s Gemini Live service, which transcribes and processes the conversation in real time to reply to you by voice. The audio and its transcript are personal data.

When the call ends we generate a short summary of your enquiry. If you give contact details (such as a phone number or email), they are taken from the conversation and, together with the summary, sent to our agent so we can follow up, including via a private Telegram message.

Google acts as our processor for this feature and may process the audio and transcript on servers outside the EU (e.g. in the USA); such transfers rely on EU Standard Contractual Clauses and/or an adequacy decision.

We keep the conversation transcript only for as long as the session needs it to produce the summary; the resulting lead (the summary and any contact details) is then kept like other enquiries (see “How long we keep it”). You can stop the assistant at any time, and withdraw consent for future sessions by clearing your browser storage.

Who we share data with (processors)

Hosting provider, operates the server that runs this website (EU).

Resend, sends our lead-notification emails when you submit a form. Provider may process the email metadata.

Telegram (optional), used to notify our agent of a new enquiry, including a summary and any contact details from a voice-assistant conversation, where enabled.

Google (Gemini) and/or Anthropic (Claude), AI providers used for content generation and the assistants. They receive listing data and the text or voice you send to an assistant — Google’s Gemini Live also processes your microphone audio for the voice assistant — but not your contact-form data.

OpenStreetMap / MapLibre & OpenFreeMap, render maps and nearby points of interest from a property's coordinates (not your address).

media4.estate, hosts embedded 360° virtual tours shown on some listings.

Each processor acts under a data-processing agreement and only on our instructions. Some providers are located outside the EU; transfers rely on adequacy decisions or EU Standard Contractual Clauses.

How long we keep it

Enquiries/leads: for as long as needed to assist you and, where a transaction follows, for the period required by Bulgarian accounting/tax law; otherwise deleted within 24 months of last contact.

Voice-assistant transcripts: only for the duration of the session, to produce the enquiry summary; the summary and any resulting lead then follow the enquiries retention above.

Server logs: short-term, then deleted or aggregated.

Browser preferences: until you clear them.

Your rights

You have the right to access, rectification, erasure, restriction, objection, and data portability, and to withdraw consent at any time. We respond within one month (Art. 12 GDPR).

You may also lodge a complaint with the Bulgarian Commission for Personal Data Protection (КЗЛД), Sofia, www.cpdp.bg.

Security

We apply appropriate technical and organisational measures (Art. 32): HTTPS/TLS encryption in transit, signed admin session cookies, and access controls. No method of transmission is 100% secure, but we take reasonable steps to protect your data.

In the event of a personal-data breach posing a risk to your rights, we will notify the supervisory authority within 72 hours and affected individuals without undue delay.
