You are interacting with an AI system

“Mila”, our property assistant, is an AI system, not a human agent. This is true both when you type to it and when you talk to it: the voice you hear is synthetic speech generated by a machine.

We tell you this on screen before your first interaction, and again before the microphone is switched on. If at any point you would rather speak to a person, see “Talking to a human” below.

What the assistant can and cannot do

It answers questions about properties in our own catalogue and about the region, and it can pass your enquiry to our agent.

Its answers can be incomplete, out of date or simply wrong. Nothing it says is a binding offer, and prices, availability, sizes and legal status must be confirmed with our agent before you rely on them.

It does not provide legal, tax, financial or investment advice, and it cannot conclude a contract on our behalf.

No automated decisions about you

The assistant does not profile you, score you, or assess your creditworthiness, and it makes no automated decision that produces legal effects for you (Art. 22 GDPR does not apply).

It is instructed to describe properties rather than the people who should live in them, and not to reference protected characteristics such as ethnicity, religion or family status. Every enquiry reaches a human agent who decides how to proceed.

Which AI systems we use, and who provides them

The assistant is provided by Mykhailo Koblychenko s.p., Dimičeva ulica 9, 1000 Ljubljana, Slovenia, VAT ID SI40790215, which developed it and operates it as its own system. TAMI ESTATE LTD. deploys it on this website and is responsible for what is published here. The underlying general-purpose models are supplied by Google (Gemini, including Gemini Live for the voice conversation) and Anthropic (Claude).

We also use AI to draft and translate property descriptions and neighbourhood summaries, and to process property photographs. Photo processing ranges from ordinary colour correction to virtual staging, which furnishes an empty room with objects that are not in it.

How AI-generated content is marked

Photographs that AI has generated or altered carry a visible “AI-generated” mark and a note that the actual property may differ. Plain colour correction is not marked, because it does not change what the photograph shows. We keep the untouched original of every photo we alter.

Replies produced by the assistant, generated listing descriptions and neighbourhood summaries are marked in the page in a machine-readable form, so that automated tools can tell them apart from text written by a person.

Speech generated during a voice conversation is produced by our model provider’s system and is not stored or published by us after the session ends. We do not claim that this audio carries an inaudible watermark: we have no confirmation from the model provider that it does, and we would rather say so than imply a safeguard we cannot verify.

Talking to a human

You can reach a person directly at any time: email info@tami.estate, or use the contact form, phone or WhatsApp details on our Contact page. You never have to use the assistant to reach us.

If you believe our use of AI does not meet the requirements of the AI Act, you can complain to a market-surveillance authority. For the assistant as a system, that is the Slovenian authority, Informacijski pooblaščenec (www.ip-rs.si), where its provider is established. For what is published on this website, it is the competent authority in Bulgaria.
